Making the decision to purchase a Jersey City condo should not be taken lightly. For the majority of Americans, making a home purchase is the largest expenditure one will ever make. As a result, a home purchase requires much thought and research before the purchase is complete.

Why Buy a Jersey City Condo?

A Jersey City condo is a great way to own real estate without some of the expenses related to the purchase. Often a condo purchase is a “walls-in” opportunity for buyer. This means if there is an issue with the roof or the lobby needs to be re-painted, it is not a direct cost or maintence responsibility for the condo owner. However, if an appliance needs to be replaced or the pipe under the kitchen sink is leaking, that would usually be the responsibility of the condo owner. It is also a great alternative to buying a private house for those who prefer not to handle ongoing maintenance associated with a private home ownership. A condo purchase is a great alternative for professional couples, older couples and single individuals who travel often for business. This provides the security a private home does not and avoids the day-to-day maintence a privately owned house requires.

What is a Jersey City Condo Association?

Often a Jersey City condo is managed by an association. This can either be a professional management group, board of condo owners or in some instances, both. This organization can often handle neighbor disputes and requests by condo owners. They also often manage monthly fee assessments and accept and approve bids for work that needs to be completed around the building. If there is ever a question about the rules of the condo building, how decisions are made and so on, the condo association is often the place to go for answers.

Usually, the owner of a Jersey City condo is charged a monthly fee or association cost. This covers issues like snow removal, lawn maintenance and general repairs around the building. By making this a “shared expense” with all condo owners, the cost is often quite reasonable. The question of how much the monthly fee is and the history of fee increases should be discussed prior to making the Jersey City condo purchase.
